The HBA of Northern Kentucky was one of the founding members of Green Build Kentucky™, a statewide initiative to of Home Builders Associations and other entities promoting the ENERGY STAR® plus program. Builders participating in the program must construct a minimum of one home per year that meets the ENERGY STAR®guidelines for energy efficiency. A third party verification process is part of the program requirements. Qualifying homes must also meet the minimum requirements for the NAHB Green Build Standards.

Over time, energy savings from building green can really add up. It’s estimated that the savings can range from 35-50 percent over typical construction. Additionally, these energy saving components can reduce maintenance costs around the home. The resulting decreases in energy and water consumption, coupled with the use of recyclable building materials, will have less of an impact on the environment. The National Association of Home Builders (NAHB) has championed the first and only American National Standards Institute- ANSI-accredited residential green building standards, in cooperation with the International Code Council. These new standards were approved and are the only nation consensus standards for new home construction. Other residential green rating systems, including the LEED program, have not met the vetted criteria necessary for ANSI-accredited standards.

 1. Energy Ratings and Mortgages
Home energy ratings provide a standard measurement of a home’s energy efficiency. Ratings are used for both and new and existing homes. In new homes rating often verify energy performance for the ENERGY STAR homes program, energy efficient mortgages, and energy code compliance. Homeowners who want to upgrade the home’s energy efficiency can use the energy rating to evaluate and pinpoint specific, cost-effective improvements. For existing homes, homeowners can receive a report listing cost-effective options for improving the home’s energy rating. An energy rating allows a homebuyer to easily compare the energy performance of the homes being considered.

 2. What is an Energy Efficient Mortgage?
An Energy Efficient Mortgage (EEM) is a mortgage that credits a home’s energy efficiency in the mortgage itself. EEMs give borrowers the opportunity to finance cost-effective, energy-saving measures as part of a single mortgage and stretch debt-to-income qualifying ratios on loans thereby allowing borrowers to qualify for a larger loan amount and a better, more energy-efficient home.

 3. Energy Efficient Mortgages FAQ's
The Energy Efficient Mortgage (EEM) recognizes that energy efficient homes cost homeowners less to operate on a monthly basis than standard homes because they use less energy. Home buyers who chose energy efficient homes can afford to spend more on their housing expenses because they will likely spend less on their energy costs. The EEM allows borrowers to qualify for a larger mortgage as a result of the energy savings. The EEM benefits those buying new, energy efficient homes or those purchasing existing homes that need energy improvements.
